PROJECT DEVELOPMENT OVERVIEW
The KRG/CCA Estero project (Commercial Space) is a 33 acre parcel located in the community of Estero, 15 miles southeast of Fort Myers, in Lee County, Florida. More specifically, the project is located on the southeast corner of the intersection of Corkscrew Road and Three Oaks Parkway. The site location is attractively positioned in a rapidly growing area, one mile from I-75, and is near several important facilities, including the new Miromar Outlet Mall, the sports and event complex, Germain Arena, and Florida Gulf Coast University.
The main commercial space (not including the outlots) has a total of 188,600 sq. ft. Lowe’s Home Store is the anchor tenant and is leasing 163,000 sq. ft. It opened in October 2006. The remaining 25,600 sq. ft. of space are small retail shops.
There are another five (5) outlots included in the project with leases already executed by Ruby Tuesday and AmSouth Bank. We are also in negotiations with other national restaurant chains and pharmacy chains to lease out the remaining space.
Approximately 80% of the small retail shops and outlots are either leased or in negotiations.
