The Quillen DRI is a 586 acre master planned community located in Indiantown, Florida, an area poised for growth in southwestern Martin County, just north of the Palm Beach County line, 20 miles inland and 5 miles east of Lake Okeechobee. 

 

The property features significant frontage along the two major highways (State Road 710 and County Road 609).  SR710 is a primary east-west corridor which merges into the Bee Line Highway in Palm Beach County and connects to the Port of Palm Beach.  CR609 is a north-south artery connecting the western areas of Martin, St. Lucie, and Indian River counties and functions as a reliever road to I-95 and the Florida Turnpike.

 

The final site plan for the community will contain 2,250 homes and a 150,000 commercial town center with infrastructure for a 15 acre elementary school, roads, parks, lakes, and natural areas.  The community will have an anticipated product mix of 1,900 single-family lots and 350 townhouse sites.  The site plan maximizes residential yield, while emphasizing premium waterfront lots and quality of life amenities.

 

In January 2007, the Quillen project was awarded a $5 million forgivable loan through the Community Workforce Housing Innovative Pilot (CWHIP) Program. CWHIP was created by the governor to promote affordable workforce housing for essential services personnel.  It is a highly competitive selection process and the first award in Martin County.  The loan will be utilized for the development of the “Village of Quillen”, a 50 unit neighborhood located in the vicinity of the elementary school.

 

In addition, Quillen is within 20 miles of two significant biomedical and research facilities: Scripps Florida, a 364,000 square foot state-of-the-art research institute located in Palm Beach County, and the Torrey Pines Institute for Molecular Studies located in Port St. Lucie. 

 

It is anticipated that Scripps Florida alone will create 6,500 new jobs and position the State as a leader in biomedical research. An analysis by two of Florida’s top economists predicts that the Scripps facility will generate $1.6 billion in additional income to Floridians and boost the State’s Gross Domestic Product by $3.2 billion over the next 15 years.

 

According to Richard A. Lerner, M.D., President of Scripps,

 

“Scripps will be a magnet for biotechnology and pharmaceutical companies and their good jobs, a research partner to Florida universities, and a source of science programs for local high school students and teachers.” 

 

The emergence of a biomedical/pharmaceutical technology cluster in this area is expected to create 8,260 employment positions during the first 15 years and indirectly induce economic impacts of approximately 44,300 new jobs.  Positioned between these employment centers will create the need for additional housing to accommodate projected growth.  The Quillen DRI is strategically located at the right time, and at the right place, to fill that need.
